Sapan Patel | Secure Choice Lending
Sapan Patel is a mortgage advisor with Secure Choice Lending. He works with first-time buyers, growing households, homeowners and investors, and every plan starts the same way: a conversation about what you want the next few years to look like.
From there he lays out the options side by side, explains the tradeoffs in plain language, and stays in touch from the first call through closing.
Outside of work, you will usually find him with his dog, Niko, practicing meditation, or reading about Indian history.

The calm of a well-made home comes from details that were decided early. Financing works the same way.

Financing your next chapter
A place to call home.
A plan to make it happen.

Buying a first home brings several decisions at once: how much to put down, which loan type fits, and what the monthly payment looks like once taxes and insurance are included.
The first conversation with Sapan puts those decisions in order, so each one is made with the others in view.
Conventional loans follow lender guidelines and, for most loans, the standards set by Fannie Mae or Freddie Mac.
They are used for primary residences, second homes and investment properties.
FHA loans are insured by the Federal Housing Administration.
They can allow a lower down payment and more flexible credit guidelines than some conventional options, which is why many first-time buyers compare them.
VA loans are guaranteed by the U.S. Department of Veterans Affairs.
For eligible borrowers they can allow financing with no down payment and no monthly mortgage insurance.
A rate and term refinance replaces your existing mortgage with a new one, usually to change the interest rate, the loan term, or the loan type.
It is worth comparing the long-term cost, not only the new monthly payment.
A cash-out refinance replaces your current mortgage with a larger loan and pays you the difference.
Homeowners use it for renovations, education, or to consolidate higher-interest debt.
Investment property loans finance homes you plan to rent rather than live in.
DSCR (debt service coverage ratio) loans qualify mainly on the property's expected rental income relative to its payment, rather than on personal income documentation.
Not sure where to start? Let’s talk through your options.
Program availability, terms and eligibility are confirmed with Sapan against current Secure Choice Lending guidelines and the states where he is licensed.
A call about your goals, timing and the numbers that matter to you. No paperwork yet.
When you are ready, a formal application. Income, assets, credit and the property are reviewed.
Appraisal, underwriting conditions and final terms come together, with regular updates on what is outstanding.
You review and sign the final documents, and the loan funds on the closing schedule.
A typical sequence, not a guarantee. Timelines vary with the property, the loan program and third parties such as appraisers and title companies.
